Before you hire

What Should I Know Before Hiring a Contractor?

That is a good question. There is a lot to consider when hiring a general or sub-contractor.

01

Ask around

The most important thing to do, especially in rural areas, is to ask around. Ask as many people as you know if they know anyone good for the trade you are looking to hire. Your family, friends, colleagues, building centers and other contractors can help a lot and save you from potential disaster by just asking if they know or can recommend anyone.

02

Ask for references

If someone has a poor reputation, you will hear about it. Most contractors can and will offer testimonials or references from previous jobs they have completed. All you have to do is ask.

03

Look out for two things

A couple of the most important things to look out for is 1) do they have current coverage from worker's compensation? and 2) do they have liability insurance?

Why it matters

Why Hire an Insured Contractor

Liability insurance

Liability insurance is very important, and above all else, be sure to hire an insured contractor or sub-contractor to complete the job. Uninsured contractors are a danger to your financial affairs because they expose you to significant financial risk in the event of an injury or damage to property. Though they may present you with an opportunity to save money in the short term, the long term risk to which you are being exposed may cost you way more.

Who pays if something goes wrong

Uninsured contractors may have no way of repaying you for any property damage he or she causes, putting the risk of extended damage squarely on your shoulders.

If you are renting

If you are renting, your agreement may explicitly state that you must hire an insured contractor to complete the job. Failure to do so could put you at considerable risk should damage to property occur.

Your own policy may not cover it

If you think to yourself that your property insurance policy will cover whatever damages or losses occur as a result of your uninsured contractor, think again. If he is unlicensed and uninsured, then your insurance policy becomes the primary insurance. Many homeowners policies have limitation clauses that state that they will not cover damages resulting from repairs or renovations caused by third parties which may leave you on the hook financially. Underground contractors are less likely to have any such insurance. If this is the case, you can only rely on their willingness and ability to make good and pay for the damages or repairs.
